Borgo Felice is a new residential building currently under construction in the city of Bari, under the initiative of the construction company Gruppo Simone Srl.
The project aims to fill an urban void by introducing a high-quality residential complex in a space that had remained abandoned for years, now subject to urban redevelopment.
The development consists of three blocks spanning 9 floors and a basement level used as a garage, two smaller buildings, and shared green areas.
Such a complex structure, with a total area of nearly 40,000 sq m, entails various design and construction challenges, some of which have been resolved through the use of light prefabrication with MTR® technology.

For this residential project, the MTR® T beam type was chosen in combination with various prefabricated floor slabs.
For the upper floors, the MTR® T beam on formwork with a lattice-joist floor slab and EPS infill made it possible to achieve flush-depth beams around the entire perimeter — a result unachievable with a traditional reinforced concrete structure.
Furthermore, given the lower stresses generated by MTR® beams, column cross-sections are further reduced, offering the clear benefit of a better architectural layout and thus greater usability of the interior spaces — an added value of our construction solution.
For the basement level used as a garage, the MTR® T beam resting directly on the bottom face of the pre-slab panel guaranteed the design R120 fire protection rating, creating a lightened one-way solid slab.
… to the construction site
One of the client’s main requirements was to reduce construction time as much as possible for this large building. The use of our MTR® beams led to a true industrialisation of the construction process. In 9 months, 2,840 MTR® beams were delivered.
The MTR® elements were placed directly on the columns without the need for additional work, avoiding the burden of assembling the reinforcement on site.
Beyond speed, it is important to highlight the site organisation that light prefabrication makes possible, facilitating compliance with the construction schedule for the entire building. Using MTR® beams also means working on cleaner and therefore safer sites, thanks to the drastic reduction in temporary materials (timber formwork, unassembled reinforcement bars, etc.) otherwise required to cast the beams in situ.
