The industrialisation of the construction site represents an innovative approach in the construction of large residential buildings, aimed at improving the efficiency and sustainability of the building process: increased productivity, cost optimisation and reduction of environmental impact are all themes that have inspired this vision, representing an advantage for the entire construction industry.
The new “Complesso Sant’Antonio” construction site, located in Bari by Divan S.r.l., can be considered an example of how this methodology proves to be the ideal solution for the construction of large-scale residential buildings: a total area of nearly 45,000 sq m divided into 5 buildings, each developed over 8 floor levels.
In 9 months, all MTR® elements were delivered, ready to be positioned directly on the columns and rapidly build the structural skeleton of the entire residential complex.
The ideal construction solution for residential buildings
The type of beam used for this project is the MTR® T beam, combined with two different types of floor slab depending on the intended use of the various floors:
• MTR® T on a predalles slab for the first two floor levels used as a car park (for the basement) and commercial premises (for the ground floor);
• MTR® T with lattice joists and EPS lightweight infill for all upper floors designated for residential use.
By choosing the MTR® T beam, a 50% reduction in the time to complete the floor structure was achieved, despite its non-self-supporting nature. A replacement of the conventional ribbed reinforcement with a composite steel-concrete lattice.
Furthermore, with the MTR® T beam it was possible to create flush beams where reinforced concrete would not allow it. This building is in fact characterised by flush beams up to 8 metres long, guaranteeing the maximum floor-to-floor height and thus optimising the usable space both vertically and horizontally. All of this translated into design freedom for the layout of internal spaces and the creation of various apartments in different sizes, resulting in 170 residential units.
With the MTR® T solution on a predalles floor slab, we natively guaranteed R120 fire protection for the underground car park and commercial premises.
The advantages of prefabrication on the construction site
The use of MTR® prefabricated technology, in addition to the obvious design advantages, offers significant benefits especially for large-scale construction sites:
• Detailed logistics planning to minimise transportation and material-handling times.
• Coordinated delivery of prefabricated components according to a precise schedule to minimise on-site material storage.
• Prefabricated components, being produced in controlled environments, allow for a better cost forecast, a reduction in unforeseen events and compliance with the quality and regulatory standards of a CE-marked product.
• The absence of on-site work for the assembly at height of traditional reinforced concrete beams reduces the risk of accidents and improves working conditions for workers.
The industrialisation of the construction site represents a turning point in the construction sector, capable of meeting contemporary challenges related to speed, quality and sustainability. The adoption of these techniques and of the advanced MTR® technology can lead to a significant transformation in the construction of large residential buildings, improving not only the final result but the entire building process.
